A fresh mixer or a new pair of basin taps is one of the quickest upgrades in an older home, and in Queensland the fitting itself is licensed plumbing work. Tap replacement in Banksia Beach is a weekly job for our team at Banksia Beach Same Day Plumbing, and every job is done by a licensed plumber.

Housing here spans the 1960s through to the 2000s, so basins from the older streets off Sunderland Drive through to the canal estates are on their third or fourth set of tapware. At the last census, 26.9 per cent of local dwellings were carrying a mortgage, and owners in that position tend to upgrade fittings rather than sell.

We fit new mixers, like-for-like swaps and taps in new positions across our Banksia Beach run. When the fault is a worn part inside a sound fitting, our tap repairs page makes that call.

Matching a New Tap to Your Sink or Basin

A mixer runs both supplies through one spout and one lever, while separate taps keep hot and cold apart with a spout each. That choice shapes the rest of the job.

Whatever you pick has to suit what is already there:

  • how many holes the basin or sink carries, and how wide they are cut;
  • whether the fitting sits on the deck or hangs off the wall;
  • the supply connections waiting underneath.

A wall-mounted unit feeds off pipes hidden behind the tiles, so trading deck for wall means opening the wall, not just the bench. We size up the old fitting before you commit to the new one, so the swap fits first go.

Isolation valves matter here too. Valves on the two supply pipes let us shut water to the fitting alone, leaving the rest of the house running.

The 9 Litres per Minute Rental Tap Rule

Queensland's tenancy rules set a flow ceiling before an owner can pass the whole water bill on to a tenant: 9 litres per minute. The test reaches the cold taps inside the rental and every single mixer tap.

Only fittings above a basin, the kitchen sink or a laundry trough count, mixers included. The rest of the house sits outside the test:

  • bathtub taps;
  • garden taps outdoors;
  • any tap filling an appliance.

For proof, the Residential Tenancies Authority advises holding plumbing paperwork, receipts, the original packaging and the manuals that came with the fittings. On fittings made from 2005 onwards, a rating of three stars or more under the WELS scheme is the benchmark.

WaterMark and WELS on a New Tap

WaterMark certification is product approval: it shows a tap satisfies the Plumbing Code of Australia's safety and fitness rules. WELS, which stands for Water Efficiency Labelling and Standards, is the separate register logging how many stars a tap carries and how much water it uses.

A tap going into an Australian home needs both marks. WaterMark approval is what allows a licensed plumber to fit the product legally, and it also precedes WELS registration.

Buying online adds one more check. The ad has to display the WaterMark symbol, the product specification, the licence number and the WELS registration details with the stars and flow figures.

Both registers let you search by model name before paying. Get the seller to fill any gaps rather than guessing, because a tap without the marks cannot legally go on your basin.

One Queensland wrinkle: Business Queensland sets a three-star floor for new tap fittings and showerheads, and says renovations are exempt. A straight swap on an older basin is therefore free of that minimum.

Tap Washers, Whole Taps and the Licence Line

Only a licensed plumber may swap a whole tap in Queensland. The QBCC's guide for owners cites the job itself as an example of work beyond the short list a home owner can do unlicensed.

That list keeps a single tap task: changing the washer, or the jumper valve beneath it, and even that job has to meet the standards. The paperwork then splits by what the job touches:

  1. A like-for-like swap

    is minor work: a QBCC licensee carries it out, without a permit or a Form 4.

  2. A new or shifted tap

    counts as notifiable work: no council approval is needed, and we lodge a Form 4 with the QBCC inside ten business days of completing the work.

Rentals add a consent step. A tenant gets written approval from the owner or manager, on a Form 23, before attaching any fixture, and that request cannot be refused unreasonably.

A tenant who installs a fitting anyway leaves the owner or manager three options. They can treat the change as a breach and pursue the dispute, accept it as an upgrade, or take the fitting out and recover the cost from the tenant.

Tap Type, Access and Paperwork Behind the Quote

Five things set the price of a tap replacement. The style of fitting comes first, then whether the existing valves and connectors are reusable, whether the cut holes accept the new unit, and the room to work under the basin.

How many taps you have done in the one visit rounds it out. Shifting a tap to a new position adds a Form 4 lodgement fee, paid by the contractor, who can pass that cost plus admin on to you.

Homes from the earlier eras here often have mixers set into the tiling, so reaching the pipework behind can take longer than the fitting itself. Banksia Beach Same Day Plumbing quotes the job at a fixed figure before tools come out, and the number holds.

Garden taps have their own page at outdoor tap repairs. A whole new toilet suite is covered by our toilet installation page, and for everything else on taps and toilets, start at the tap and toilet plumbing page.

Tap Replacement Questions Answered

Call (07) 3523 7121

Can I replace a tap myself in Banksia Beach?

No, fitting a whole tap is licensed work, so a plumber does it. An owner's only tap task is renewing a washer or a jumper valve, which the QBCC treats as unregulated, provided the result still complies.

What do WaterMark and WELS mean on a tap?

WaterMark is certification showing a tap meets the national plumbing code. WELS is the register recording its stars and flow. Both marks need to be on the tap before we can lawfully fit it.

Can I buy my own tap and have a plumber fit it?

Yes, as long as the tap you choose shows the WaterMark symbol and a WELS rating. Without those marks the install cannot be done lawfully, so check before you buy.

Can a tap be added or moved to a new spot?

Yes, putting a fixture where none existed, or shifting one, is notifiable work, so a Form 4 goes to the QBCC within ten business days of completing the job.

Can a tenant replace a tap in a Banksia Beach rental?

No, the work needs a licensed plumber, so the owner or manager books it. A tenant gets written approval on a Form 23 before attaching any fixture, and consent should not be withheld unreasonably.
