This page sets out those checks in order, the 50°C rule at the tap, when a repair beats a replacement, and who is allowed to do the swap. Gas work on the fuel side sits with a licensed gasfitter, and our gas fitter page covers that end of the trade.

What Gets Checked When Hot Water Fails
Five checks run in the same order every visit, because each one rules a fault out before the next begins. A valve shut at the tank explains a cold shower without a single part being broken.
The cold supply first
The isolation valve on the cold inlet is open, and cold water reaches the heater.
Leaks second
We look for water around the tank, at the joints, at every valve, and down the relief drain.
Where the hot water is missing
One cold tap points to that fixture or its mixer. Cold at every outlet points to the heater, its fuel, its valves, or its supply.
The gas or power
The unit has fuel, and our checks stop at water, valves and the gas supply.
The temperature last
How warm the water reaches the tap tells us whether the tempering side is doing its job.

The 50°C Hot Water Limit at the Tap
The blending job belongs to a temperature control device, and Queensland caps residential taps at 50°C. That heat is plenty for washing up, and it takes the scald risk out of a bath.
Stored water is different. The tank holds 60°C or more, because that heat stops Legionella bacteria from multiplying.
When the rules require one. Any heater going in fresh, or in place of an old one, needs the device fitted, and a straight swap for the same kind of unit still counts as a replacement. A new shower or bath triggers one as well.
A washer change or a shower-head change does not. Our shower repairs work stays on the tap side of that line.

When a Fault Is Worth Fixing
Water through the wall of a storage tank ends that tank; water escaping at a valve, at a joint, or down the relief drain is a repair. Where the water shows up tells you which side of that line you are on.
What tips the call. A heater that keeps dropping the same fault after several services earns a replacement talk rather than a third repair. The QBCC suggests a service about every five years, done by a suitably licensed person, and sooner again on tank or bore supply, which is guidance rather than law.

Who Can Replace a Hot Water System
One of our QBCC licensed plumbers does the swap, and a gas heater adds a licensed gasfitter for the fuel side. The owner never lodges a thing.
A replacement in a home that already stands is notifiable work: no council permit, no mandatory inspection. Form 4 is the notice we lodge with the QBCC inside 10 business days of finishing, and a copy lands with you.
If the whole house has run dry as well, our emergency plumber page sets out what to shut off first.

Why Tanks Age Fast Near the Canals
Salt air does most of the damage near open water. Homes along Marina Boulevard and the canal frontages sit in sea breezes that pit brass, steel clips and tank stands, so a tank stand can rust through while the tank on top of the stand still holds water.
Retired owners call us when the hot tap runs cold, and the cause is usually a rusted stand or a relief valve seized shut. At the last census this suburb counted 2,775 separate houses, and the older detached places mostly stand a tank outside where the salt reaches every fitting. Postcode installation records show solar tanks going in ahead of heat pumps here, and every one of those swaps carries the same checks above.

Hot Water Questions From Around the Island
Call (07) 3523 7121Do you fix hot water systems in Banksia Beach?
Yes, we repair and replace water heaters, tempering valves and their fittings, and Queensland treats that work as regulated. A gas heater adds a licensed gasfitter on the fuel side.
Can a plumber install a hot water system?
Yes, and the job counts as notifiable work when the home already stands, so we lodge a Form 4 with the QBCC inside 10 business days. The rules also require a temperature control device on the replacement.
What temperature should hot water be at the tap?
No more than 50°C. The device blends hot and cold before the tap, and the tank stores 60°C or more to stop Legionella growing.
Does a new hot water system need a tempering valve?
Yes, and swapping the old heater for the same kind of unit still counts as a replacement. A washer change or a shower-head change does not trigger the rule.
Do I need a permit to replace my hot water system in Banksia Beach?
No, because the swap is notifiable work rather than permit work, and no inspection is forced on you. We register Form 4 with the QBCC inside 10 business days and hand you a copy.
